Patrick Smith

Principal, Henley on Broadwater – a Supported Living project

Patrick commenced his professional career as a community pharmacist. He also built a chain of video stores which eventually became Blockbuster in 1998 and the largest franchisee in Australia.

In 2011, he established the Freedom Total Life Care business (with Paul Browne), creating a unique supported care business under the Retirement Village act.

He then invested over $18,000,000 to acquire and renovate 3 seniors’ rental villages in Toowoomba comprising 161 units, then selling the units under the DMF lease/loan model with levels of supported care. Their offer of a social environment and high levels of care provision, within the residents’ own homes was validated by over 140 sales in 32 months with a gross value of over $35,000,000.

Patrick sold his interest to Paul Browne and incoming investors earlier this year and then purchased the 116 apartment Grande Pacific high-rise Southport from receivers, with 108 vacant units.

Utilising a similar product offering to Freedom, he sold six units in the first week of marketing with prices well above $600,000.
